tips to find the perfect rental property As my apartment lease is coming up for renewal, I can’t help but think about all the various rentals I’ve had over the past years. I’ve rented an apartment on a college campus, an apartment on top of a restaurant, a two story townhouse, and my current apartment. I’d like to think I have some experience searching for rentals and finding the best place for my situation at the time.

Today I’m sharing tips to find the perfect rental property for you.

Begin Your Search:

Create a Research Spreadsheet:

  • Property name (if in a complex)
  • Address
  • # of bedrooms
  • # of bathrooms
  • Amenities
  • Price
  • Contact info
  • Status (called/toured?)
  • Thoughts

Ask Important Questions:

  • What are the leasing terms? 1 year? 6 months? Month to month?
  • What is the application fee? What other fees are required up front?
  • Is a cosigner required?
  • Is there central air?
  • Is there laundry in the unit? In the building?
  • What utilities are included?
  • Is maintenance available? If so, what are the hours?
  • What are the options for cable/internet? (some complexes only give the choice of a few providers)
  • What is the pet policy?
  • Are storage units available for an additional fee?

I love the idea of using a research spreadsheet. Making comparisons like that is a great technique for finding a wonderful place to live. Similarly, I’ve used some apartment guides that let you do a side by side comparison, which I think is super helpful and convenient. You really want to make sure you find the right place, since your future depends so much upon it!
