As my apartment lease is coming up for renewal, I can’t help but think about all the various rentals I’ve had over the past years. I’ve rented an apartment on a college campus, an apartment on top of a restaurant, a two story townhouse, and my current apartment. I’d like to think I have some experience searching for rentals and finding the best place for my situation at the time.

Today I’m sharing tips to find the perfect rental property for you.

Begin Your Search:

• Online databases – ApartmentFinder, ApartmentGuide, ForRent, Realtor, Zillow
• Referrals from friends and family
• Youtube – once you find a property you’re interested in, Youtube is a great place to search for virtual tours

Create a Research Spreadsheet:

• Property name (if in a complex)
• Address
• # of bedrooms
• # of bathrooms
• Amenities
• Price
• Contact info
• Status (called/toured?)
• Thoughts

Ask Important Questions:

• What are the leasing terms? 1 year? 6 months? Month to month?
• What is the application fee? What other fees are required up front?
• Is a cosigner required?
• Is there central air?
• Is there laundry in the unit? In the building?
• What utilities are included?
• Is maintenance available? If so, what are the hours?
• What are the options for cable/internet? (some complexes only give the choice of a few providers)
• What is the pet policy?
• Are storage units available for an additional fee?
